Next Phase Home Loans, LLC is a full-service wholesale mortgage brokerage. We are a mortgage broker, not a lender. We help arrange mortgage financing through third-party wholesale lenders. The lender makes the credit decision, sets the final loan terms, and funds the loan. Information on this website is general information, not an offer of credit, preapproval, rate lock, Loan Estimate, or commitment to lend. Any mortgage is subject to lender approval and applicable credit, income, asset, property, appraisal, occupancy, program, and underwriting requirements. Not all applicants qualify.

Programs, availability, rates, fees, and terms may change. Any offered interest rate may change or be unavailable at commitment or closing unless subject to an applicable written rate-lock agreement. Ask for written, transaction-specific disclosures before making a financing decision. We are not a government agency and are not affiliated with or endorsed by a government agency.

Calculator assumptions and limitations

The calculator uses values you enter to model a fully amortizing fixed-rate loan with equal monthly principal-and-interest payments over the selected term. At zero interest it divides the loan amount by the number of monthly payments. The loan amount is the purchase price less your down payment; annual property taxes and home insurance are divided by twelve and added to the monthly estimate.

No current mortgage rates are supplied. Your entered interest rate is a planning assumption. The calculator does not compute annual percentage rate (APR), determine qualification, or model adjustable rates, interest-only payments, balloon payments, or changes in taxes and insurance.

Estimates exclude mortgage insurance (which may apply, particularly with a smaller down payment), HOA dues, flood insurance, closing costs, discount points, prepaid items, maintenance, and other costs. Actual payments and total borrowing costs may be higher. Displayed amounts are rounded and may differ from lender calculations.

Protect yourself from wire fraud

Our broker disclosures warn that Next Phase Home Loans does not send wire instructions or request wires from consumers. Independently verify any payment request directly with the intended recipient using a trusted phone number obtained separately from the message. Do not rely on a phone number or link in an unexpected email, text, or last-minute change to instructions. Call 407-720-4636 if a message claiming to be from us seems suspicious.
